In 2015, the Greek government launched a new program to obtain a residence permit by investing in real estate in Greece. Of course, by 2024 the program has undergone some changes by law. The program provides a Residence Permit to those who buy real estate worth EUR 400.000 or EUR 800.000, depending on the property’s location, i.e. location 1 and location 2. The permit is renewable every 5 years. It includes the main applicant, his/her spouse, children under 21 years of age, the mother and father of the main applicant and the mother and father of the spouse. Anyone over 18 years of age can apply for a Golden Visa.
This residence permit is permanent, but the holder must renew it every 5 years, provided that the property remains in full ownership of the main applicant.
A unique situation :
With €250,000 in property investment, the Greece Golden Visa program is back.
According to the new program published by the Greek Government on 25.09.2024 to support the regeneration of cities, you are eligible to receive the Greek Golden Visa with investments of €250,000 and above made with a single property from industrial buildings that have not had any activity for 5 years, provided that they are converted into housing. Also, there is no limit of 120 m². The biggest change in the program was in short-term rentals. You can no longer rent out your apartment on a short-term or daily basis with Airbnb-style companies. However, if there is a brand hotel in your building, then the situation is different. You can still earn high profits from short-term rentals. The biggest plus of this program is that you can invest in any property that fits the above definitions at any point within Greece.
Transition Arrangements :
The transitional arrangements were introduced as an alternative for families who had previously started the investment process according to the previous rules.
Those who have signed their contracts and made a 10% deposit before August 31, 2024, can transfer their investment to another property until April 30, 2025, again with a right of €250,000, if they are unable to complete all their transactions by December 2024 or if they wish to transfer to a different property. This is an opportunity for you to find something better if you are not satisfied with your investment at the last minute.

First Location – You can get a Greece Golden Visa with a minimum investment of €800,000. Valid for investments in Attica, Thessaloniki, Santorini, Mykonos, and islands with a population of 3100 inhabitants. The minimum apartment size is 120 m² and is limited to the purchase of an additional apartment. No short-term rentals are allowed and there are penalties for short-term rentals.
Second Location – You can get a Greece Golden Visa with a minimum investment of €400,000. Valid for all regions other than the ones listed above.
